Given our history in region, we are regularly contacted to provide valuation advice on assets that are rarely traded or valued. Under this set of circumstances, the valuer needs to begin with first principles of valuation and then build the situation whare a transaction might occur and at what consideration that would happen. This requires the ability to cross reference other similar situations and combine  that with the likely thought processes of buyers and sellers. By deriving and understanding these circumstances, models can be construed to represent potential transactional values.
